Acquisitions

MCRE acquires retail real estate with strong fundamentals whose potential value has not been fully realized. Typical “going-in” issues include deferred maintenance, management inadequacies, occupancy issues, or other inefficiencies un-related to the underlying real estate. Utilizing its principals’ 75+ years of experience and diligent, hands on oversight, MCRE seeks to deliver superior risk adjusted investment returns.

Property Management

MCRE strongly believes that an in-house management team with skin in the game achieves better results than third-party management. MCRE’s affiliate, MCRE Management Partners, LLC, collects rent, oversees construction management, performs shared expense reconciliations, responds to emergency matters and more. In most cases, MCRE’s efforts will reduce NNN costs, improve tenant collections and retention and result in improved overall tenant satisfaction within the shopping center. Leasing

In conjunction with the hands-on property management, MCRE actively and diligently pursues all tenant inquiries and opportunities. Our on the ground team is almost always available to show a space so that opportunities are rarely lost. Additionally, MCRE utilizes its years of management experience to properly vet and evaluate a tenant’s prospects for success. Ellenwood Town Center - Ellenwood, GA

Ellenwood Town Center - Ellenwood, GA

Shadow anchored by WalMart, this neighborhood shopping center and associated developed land were acquired by the Partnership at less than $40 per developed square ft.

MCRE increased occupancy from 47% to 96% in just over 12 months and harvested the included land while rents at the shop space fully stabilized.  7.4 acres of included residential land were sold to an industrial developer, and  commercial pad sites were sold to preferred developers for Hardee’s, Taco Bell, Popeye’s and a local bank.    The shopping center was sold after a three and a half year hold netting a 30%+ IRR and 3.3x equity multiple.

At acquisition the property occupancy was 60% with only tenant being Sear’s Hometown Store. MCRE increased property visibility with the opportunistic acquisition of a neighboring parcel, which included an abandoned pylon sign that was re-purposed as a multi-tenant sign. Increased visibility led to a 100% occupied property and a successful exit on behalf of the partnership.

At acquisition the 11,250 sq. ft. shopping center was completely vacant. The anchor space was a dark, fully equipped Italian restaurant which management quickly released to a multi-location Indian restaurant. Other local tenants followed and the property was successfully marketed and sold to an out of state investor.

The 3.43 acre pad was acquired from a public REIT  which had neglected properly marketing the asset. The unimproved parcel fronted a regional Lowe’s hardware store. Through industry knowledge and aggressive marketing management successfully sold the property to a medical user within seven months at a 2.4x equity multiple.
