Low Basis – Purchase assets below replacement cost in dynamic rental markets utilizing conservative leverage.

Stabilize occupancy and operations while optimizing for maximum yield. Sell or refinance when timing is optimal, but the focus is on long-term value creation.

Mid-to-High teens target IRR employing low-leverage and conservative projections.  Some assets held long-term due to performance and/or tax considerations.
